Summary

The Building Safety Act (BSA) imposes new obligations and responsibilities on any individual or organisation that assumes the role of Principal Contractor in relation to a construction project. Learn how to plan, manage and monitor building work during the construction phase of the project. 

Overview

The role of the Principal Contractor is crucial for fostering a culture of safety within the construction industry and on projects. You will be responsible for protecting people, ensuring compliance with the regulations, and contributing to the overall well-being of the built environment and communities.

This course covers the legislation, enforcement bodies,  and duty holders’ roles and responsibilities. For example, who should be doing what, when and how. It will also cover what documentation (i.e. construction control plan, control log, fire & emergency file etc), and golden thread information is required to be captured using digital and Common Data Environments (CDE) from inception to completion. Other aspects of the course include: design and building work, building safety risks, defects, relevant works, mandatory occurrence reporting, utilising ‘CROSS’, and what are major and notifiable changes.

This course will help individuals who are to be designated within their Principal Contractor to demonstrate competence, understand and fulfil their legal duties and responsibilities on all buildings not just high risk buildings.

Candidates will only be certified as a Principal Contractor after successfully completing the CIOB Principal Contractor Competency Certification Scheme (PCCCS). Objectives

By the end of the course you will be able to:

  • Understand the legal and regulatory requirements related to building safety.
  • Understand the concept of individual and organisational competence in the context of a Principal Contractor.
  • Identify and analyse the key duties and responsibilities associated with competence to demonstrate fulfilling the role of the Principal Contractor.
  • Demonstrate awareness of the competencies outlined in BSI PAS 8670 and PAS 8672.
  • Understand the potential hazards and associated risks for all buildings in regard to fire, structural, and public safety etc.
  • Help develop strategies to plan, manage, monitor and coordinate effective management of fire safety, structural safety, and public safety during the construction phase and beyond.
  • Establish effective collaboration with the Client, Principal Designer, Designers, and Contractors in relation to Building Work in relation to the Building Regulations. Also, on Design & Build contracts regarding Design Work.
  • Understand the importance of capturing critical information in identifying, obtaining and maintaining the ‘Golden Thread’ of information through knowledge management and communication in construction projects.

Suitability

The course is designed for construction professionals who are undertaking roles and responsibilities as a Principal Contractor within an organisation who are managing and carrying out building work.

Assessment

At the end of the course, you will be required to complete a multi-choice assessment, and achieve a minimum of 80% to receive a certificate course completion

Course Leader

Patrick Edwards

Pat is currently a senior construction management trainer and the former Chief Executive of a London-based charity, engaged in the delivery of employment-related programmes for young people, adults and employers.  His previous roles have included Executive Director within a national homeless housing association – providing job opportunities to a range of excluded individuals.

Pat started his teaching career as a Lecturer in Design and Construction Technology, and then as Vice Principal at a large North London further education college. Pat also worked for two large London-based local authorities as a Building Surveyor and Building Engineer.  His early career was as a Designer at a medium-sized construction company, providing design solutions to blue chip companies, after completing his apprenticeship in Architectural Metal work.

Pat is a product of the Further Education sector and has an MBA and an MA in Management Practice.  He is also a Fellow of the Chartered Institute of Building, a Fellow of the Chartered Association of Building Engineers, and a Fellow of the Chartered Institute of Further Education. In addition, Pat is a monitor with the Considerate Constructor scheme, combined with carrying out End Point Assessments.  He is passionate about providing innovative learning solutions to engage the most disadvantaged individuals in society to inspire desire.
